5 November 2007 - Bangkok Rental - Towhouses

In Thailand, a townhouse is what we call a terrace in the West. These are adjoining houses, normally between 3 - 5 stories high and are usually found within a secured compound which sometimes include facilities such as a swimming pool and clubhouse. Townhouses tend to be cheaper in rent than a single house (also known as a bungalow or detached house in the West).

23 October 2007 - Agent or Direct?

I know of many who wonder if they would actually get a better rental rate going direct to the home owners or through an agent. What they forget is that when you engage the services of an agency, they do a lot more than just find you a home. First of all, when you arrive in a foreign land, it would be a lot harder finding your way around but with an agent, it is their job to drive you around while showing you available properties for rent. When you do find a perfect place for you, you'd need to negotiate on the rent. Now, majoirty of landlords in Thailand do not speak English, so again your agent will have to do this for you. Depending on your agent's negotiation skills and relationship with your landlord, they can sometimes bring down the rent by 20% if they really push the boundaries. The way we do at Bangkok Finder. After everyone has come to an agreed price, a contract  will have to be drafted (again, the agent does this) and is checked by both parties before singing occurs and payment made. Your agent can also help you get cable TV, internet installed in the house if there isn't any already.  Best of all, all this is free to you - the home renter. The way I see it, you have a lot more to gain going through an agency than doing it on your own. Of course, this also depends on how good a negotiator and experienced your agent is.

2 October 2007 - Large house with garden for rent on Suk 31

Found a gorgeous large house for rent in Sukhumvit Soi 31 for rent today with garden measuring over 200 sqw and living space o 400 sqm. The house has 2 storeys and 4 bedrooms + seperate maid's quarters. Under 1 min bike ride to the BTS sky train. Asking rent was 130,000 bht/mth but we managed to negotiate the rent down to 90,000 bht/mth. That's over 30% in reduction in rent! And that's what we do at Bangkok Finder. 27 September 2007 - Internet in rental homes

Majority of rental homes in Thailand do not come with ready internet connection. Some landlord will install this for you when you move in, but you are expected to pay the monthly fees on top of your rent, while others expect you to apply with the ISPs yourself. There are many ISPs in Bangkok including True, TOT, CS loxinfo, KSC internet and Buddy Broadband. Depending on the area you live in, certain ISPs perform better than others. Your real estate agent should be able to help you out with this. I know we do! :)

I don't know about you, but if I am travelling within Thailand, I prefer to book my accomodation through a local agency simply because they usually have the best rates! Of course, this is not always the case but I've found what I reckon to be the BEST hotel booking site in Thailand that offers the lowest rates around. Try www.AtSiam.com and don't just take my word for it, surf around but I'm confident you won't find better rates then that. Please note that this site is only for hotels within Thailand. After renting a house in Bangkok for over 5 years now, I can honestly say that you get much better value in terms of space over renting an apartment. The rent of a basic 3 bedroom house on Sukhumvit, measuring over 200 sqm starts around 35,000 bht. Now rent a 3 bedroom apartments measuring 200 sqm in the same area. That will cost you double the rent of a 3 bedroom house and you don't even get a garden! If you have a family, and space is important to you, then considering renting a house in Bangkok instead. 10 September 2007 - Apartments for rent in Bangkok

There are thousands of apartments for rent in Bangkok and if you are looking for long-term rental, then most likely you will be looking at non-serviced apartments which Bangkok Finder specialises in. Most apartments require a minimum rental of 6 months  to a year. For anything less than 6 months, you will need to look at serviced apartments which are usually smaller, more expensive since they operate like hotels.

Many non-serviced apartments do not come with internet connection and it is very common that tenants apply with ISPs for an internet line. However, there should always be a phone line already installed. Once you have a phone line, it is a lot easier applying for internet connection with major ISPs such as KSC internet, Buddy broadband and CS Loxinfo.

Apartments rentals also do not include utility bills i.e. electricity, water or cable TV. If you are looking for something that does, then again, serviced apartments is what you are looking for.

5 September 2007 - Apartments and condos for rent in Bangkok

If you are new to Bangkok, you will be curious as to the difference between renting an apartment and a condo here. So what exactly is the difference. Very simple. An apartment is a block owned by an individual, (wealthy) family or company and all units are for rent, whereas a condo is a block of units owned by different individual and may be for sale or rent depending on the owner.

tend to have a surcharge on your utility bills, unlike a condo where you pay direct to the electric or water authority board. This can be a hefty increase in monthly bills for you. Sometimes almost double the price in utilities compared to renting a condo.That is A LOT of difference but there is the convenience of dealing with a regular set of office staff especially for expats on a company housing allowance and do not like dealing directly with landlords. Apartments also have in house maintenance staff on call 24 hours should anything go wrong in your home. However, I also know of many private landlords who have their very own handyman on call should their tenant need assistance. One thing to note here though is that all repairs in apartments are free whereas condo owners sometimes expect the tenant to pay for small repair bills not exceeding 2,500 bht.

When it comes to rental prices, apartments and condos for rent do not vary very much in asking price. One thing you need to ask though when quoted the rent (for a condo) is whether it includes the building management fees. More often than not, this fee has already been included in the rent. However, should you have the power to push the asking rent down to the absolute minimal, chances are the landlord is going to tell you to take care of this building mgt. fee yourself! Fair enough. This usually cost between 25 - 40 baht per square metre depending on how "posh" or well-located your building is. Basically, the nicer and bigger your condo is, the more your pay!
