If you are new to Bangkok, you will be curious as to the difference between renting an apartment and a condo here. So what exactly is the difference. Very simple. An apartment is a block owned by an individual, (wealthy) family or company and all units are for rent, whereas a condo is a block of units owned by different individual and may be for sale or rent depending on the owner.
Apartments for rent in Bangkok tend to have a surcharge on your utility bills, unlike a condo where you pay direct to the electric or water authority board. This can be a hefty increase in monthly bills for you. Sometimes almost double the price in utilities compared to renting a condo.That is A LOT of difference but there is the convenience of dealing with a regular set of office staff especially for expats on a company housing allowance and do not like dealing directly with landlords. Apartments also have in house maintenance staff on call 24 hours should anything go wrong in your home. However, I also know of many private landlords who have their very own handyman on call should their tenant need assistance. One thing to note here though is that all repairs in apartments are free whereas condo owners sometimes expect the tenant to pay for small repair bills not exceeding 2,500 bht.
When it comes to rental prices, apartments and condos for rent do not vary very much in asking price. One thing you need to ask though when quoted the rent (for a condo) is whether it includes the building management fees. More often than not, this fee has already been included in the rent. However, should you have the power to push the asking rent down to the absolute minimal, chances are the landlord is going to tell you to take care of this building mgt. fee yourself! Fair enough. This usually cost between 25 - 40 baht per square metre depending on how "posh" or well-located your building is. Basically, the nicer and bigger your condo is, the more your pay!
