I know of many who wonder if they would actually get a better rental rate going direct to the home owners or through an agent. What they forget is that when you engage the services of an agency, they do a lot more than just find you a home. First of all, when you arrive in a foreign land, it would be a lot harder finding your way around but with an agent, it is their job to drive you around while showing you available properties for rent. When you do find a perfect place for you, you'd need to negotiate on the rent. Now, majoirty of landlords in Thailand do not speak English, so again your agent will have to do this for you. Depending on your agent's negotiation skills and relationship with your landlord, they can sometimes bring down the rent by 20% if they really push the boundaries. The way we do at Bangkok Finder. After everyone has come to an agreed price, a contract will have to be drafted (again, the agent does this) and is checked by both parties before singing occurs and payment made. Your agent can also help you get cable TV, internet installed in the house if there isn't any already. Best of all, all this is free to you - the home renter. The way I see it, you have a lot more to gain going through an agency than doing it on your own. Of course, this also depends on how good a negotiator and experienced your agent is.
