1031 and the Tax Free Exchange

Did you know that if you own investment property - and you sell that property, usually you will have to pay capital gains tax on it? This can be VERY expensive for US investors - but NOT if you use a 1031 Tax Exchange!

Cutting Laminate Flooring

Laminate flooring has plenty of advantages for today's homeowners. One of the top benefits of this type of flooring is how easy it is to install. Sometimes during the installation process, it may be necessary to cut laminate flooring. Luckily cutting laminate flooring is quite simple if the right tools are used. The best way to cut laminate flooring is with a fine tooth power saw. This ensures a clean, easy cut in no time at all. Always measure several times before actually cutting the floor, and make sure you've got extra pieces of flooring in case you make a mistake.

The first step when installing your laminate floor is preparing the subfloor. The subfloor is the floor on top of which the laminate floor will be installed. You can place laminate flooring on top of most any surface including concrete, tile, wood, stone or even carpet with flat pile. When installing laminate floors on top of concrete, always put a vinyl sheet down before installing the underlayment. Underlayment refers to the foam padding that goes under the flooring.

Many varieties of laminate flooring come with padding already attached. For extra insulation you may want to install extra padding. Budget flooring may not come with an attached underlayment. When installing the underlayment, do not overlap and secure the seams with duct tape. Be sure to leave a quarter inch gap between the floor and the wall to serve as an expansion layer. All flooring, including laminate, may shift and expand with certain changes in temperature or moisture level.

Cutting laminate flooring is probably the hardest part of the installation process for most people. When it comes to the actual installation of the flooring, you will be surprised at how easy it is. The pieces snap together using a tongue and groove system. It's just like putting together a puzzle. Even if you don't have much home improvement experience, you can learn to install a laminate floor. You may want to get someone who does have home improvement know-how to do the more difficult tasks like cutting the tiles or planks. With good directions and a helper, you can install most laminate floors in less than a day. Of course, the actual timeline depends on how big the room is and how fast you work.

Why People Fear Public Speaking

Understanding why people fear public speaking is the first step towards conquering that fear in your own life or helping others do so. The number one reason people fear speaking in public is that they do not want to look stupid or ridiculous in front of others. Many people are afraid the people in the audience will judge them poorly or laugh at them. Some who suffer from a fear of public speaking are afraid they will embarrass themselves somehow. They may worry about things like stumbling over the words, speaking with a shaky voice or sweating excessively.

When a person experiences fear, it may manifest in the body in a variety of different ways. Increased heart rate, dry mouth, sweating, shakiness and nausea are just a few physical side effects of panic, anxiety and fear. An anxious or frightened individual may find that their voice shakes and trembles when they speak. Their legs may feel weak and may even begin to shake. Stuttering is another common physical side effect of nervousness. When this occurs during a speech, one of two things may happen. The speaker may gain public speaking confidence and feel calmer as the speech progresses, or they may get more nervous and rush through the speech.

While some people are naturals when it comes to public speaking, most of us experience anxiety to some degree when preparing for a public speaking engagement. Luckily there are some great ways to combat anxiety and become a better speaker. One widely used technique is visualization. When you visualize yourself succeeding you are more likely to do so when the time comes. As the saying goes -- if you can believe it, you can achieve it. Like any skill, visualization takes practice. At first it may be hard to get a vivid picture in your mind but the more you try the clearer it will become.

The reasons why people fear public speaking may be evaluated to determine the best remedy for them. Someone who is afraid of looking foolish may want to practice in front of the mirror, or even better in front of friends and family until the material is second nature. Knowing the material by heart and practicing each word, movement and gesture over and over again is a surefire way to gain confidence. Calligraphy Lettering Still an Art

Many people think that calligraphy lettering is a form of writing, but in all actuality it is considered a form of art. The history of calligraphy began hundreds of years ago, first used by cavemen as inscriptions on the walls of cave and taverns as a way to communicate. The musician uses the musical notes to create a song, where the calligrapher or letterform designer uses letters to create a work of art.

Calligraphy is also something that once perfected cannot be copied over and over. Each stroke while similar is unique in its own way, with every artist, calligrapher, and letter designer leaving a hint of his own unique still on his work. While some of the calligraphy lettering may look the same, each artist does have their own style which sometimes is visible only to the expert eye.
