Finding A Great Local Real Estate Agent

Posted in Online Tools
What sets a great real estate agent apart from all the others?

We've all been bombarded with junk snail mail from local real estate agents.  Always with a big picture and a big smile with lots of offers to do 'free evaluations' of your home.  ...Big deal.  So they tell you what your house is worth, do they share their innermost secrets about the market with you?  Is that all you'll get from them for paying almost ridiculous amount of money for their services?  Besides, don't they realize how much actual real GARBAGE they are creating?  99% of people who get those paper mail flyers usually throw them out.  These agents are literally creating garbage.

Thankfully, there are more conscientious realtors out there, and specifically there is a local real estate agent in Brampton, Canada, who is going that extra step for his clients by sharing his years of accumulated knowledge about the local market - for free - on his blog www.RealEstateBlogger.ca.

Jim Junkin talks about the daily happenings in his local market, as well as how the national and international picture affects things in your neighbourhood, and with the value of your home.

A great example to other agents who haven't woken up to the fact that we are in the new millennium.

Keep up the great work, Jim .

Laughter is the Best Medicine

Posted in Online Tools
SO, you're having a bad day?   Need that little extra pick-me-up but can't seem to get motivated to get it?  Well, it seems that just a few chuckles may make a major difference.

"I believe that if people can get more laughter in their lives, they are a lot better off," says Steve Wilson, M.A., CSP, a psychologist and laugh therapist. "They might be healthier, too."

But researchers are not certain if it's laughing itself that makes people feel better, or the factors that bring laughter that are most important. A good sense of humor, a positive attitude, and the support of friends and family might play a role, too.

"The definitive research into the potential health benefits of laughter just hasn’t been done yet," says Robert R. Provine, professor of psychology and neuroscience at the University of Maryland, Baltimore County and author of Laughter: A Scientific Investigation.

Need a good chuckle now?  Check out some of the very funny videos at www.PhdComic.com.

Laughter Therapy: The Physiotherapy of Laughter?

Physiologically, our bodies undergo immense change when we laugh. Our face and body muscles stretch and contort, our pulse and blood pressure rise, and we breathing pace increases, sending more oxygen to the tissues in our body.

Some people say the benefits of periods of laughter can be equal to a mild workout — and may even  provide a few of the same advantages as exercise.

"The effects of laughter and exercise are very similar," says psychologist  Wilson. "Combining laughter and movement, like waving your arms, is a great way to boost your heart rate."

William Fry, an earlier researcher into the effects of laughter, claimed it took 10 minutes on a rowing machine for his heart rate to reach the level it would after just one minute of sustained laughter.

Laughter may also help you shed weight by helping to burn calories, too. Maciej Buchowski, a researcher from Vanderbilt University, published a study in which he measured the amount of calories expended during laughter.  Results revealed that 10 to 15 minutes of laughter consumed 50 calories.

While the results are intriguing, don’t count on watching South Park as a method of exercise. One small piece of chocolate has around 50 calories; and at a rate of 50 calories per hour, losing one pound would take about 12 hours of heavily sustained laughter!

The Physiology of Laughter

Over the last 20 years or so, scientists have studied laughter's effects on the body,  revealing some very interesting information on how laughing affects us:

  • Regulates blood flow.

  • Raises immune response.

  • Regulates blood sugar levels.

  • Want to do some good for your health, watch this funny video about bacon,  or this Japanese ball slapper video - which both seem a little unhealthy in themselves, but will sure get your giggler tube lit up!

Do you have the time to remodel your master bedroom?

When you are selling a home or you are buying a home that needs some tender love and care you will consider remodeling many of the rooms.  Once the kitchen and the bathroom are totally remodeled or just fixed up a little bit you can start on the master bedroom remodel.  Now only if you are selling the house should you worry about the bathroom and kitchen remodel, if you are staying in the house those rooms are probably done already and you can concentrate on other rooms in the house like the master bedroom.
For a master bedroom remodel you should remember that you deserve it.  The master bedroom is where you go to relieve all of your stress from daily life.  Your master bedroom is where you can run and hide from the rest of the world just to find a little bit of piece and quiet for a few minutes.  This is the room that should reflect calm and peacefulness.  When you are thinking of master bedroom remodel ideas you need to consider a few things first.  One of those things is exactly how much remodeling are you going to be doing?

Will you be remodeling the entire master bedroom or will you just be changing some wall color and furniture?  If you are going to go for the gusto and change everything, like putting in new windows or even more windows for extra light or put in a new floor or a new carpet and even some larger closets you should make sure that you are either going to hire a professional or make sure you know exactly what you are doing.  Also you need to make sure you have the spare time to do the master bedroom remodel, and not just a weekend or something small like that.  You will need to have a significant amount of time to do the job because jobs or remodels that are left for too long tend to stay left for too long and never get done.

Once you have figured out exactly what kind of remodeling you are going to be doing in the master bedroom you can plan for the amount of time you will need to do the job.  If you are going for a full on remodel than you will obviously need more time than just if you are going to paint the walls and change some of the furniture and the fabric.  If you are going to change the paint and decorative things in the room then you of course can do that in a weekend.  If you are going to paint the walls you should empty out the whole master bedroom and then paint.  Make sure to pick a color that will comfort you.  Light warm colors work wonderful for creating a peaceful space, however if you enjoy a deep intense blood red then that may comfort you.  It is ultimately up to what you like.

After the paint is dry on the walls you can either bring in the furniture or if you are going to paint the furniture you may do that also and then bring it back into the master bedroom.  Changing all of the bedding and the window treatments can seriously alter the master bedroom and give it the remodel you are looking for.

Depending on the amount of time and money you have to spend on the master bedroom remodel will dictate exactly how much of the room you will remodel.  You may only be able to paint and change some furniture and that is just fine.  If you are able to completely change the master bedroom and add new windows and flooring and maybe even change the master bath or add some more space on to the room you will be very lucky indeed.  Just find your budget and remember to stay with in that amount and your master bedroom remodel will be wonderful and you will love your new room

    Making your bathroom... better.

When you decide to remodel rooms in your home; whether you are looking to sell your home and you want to upgrade some things or you are deciding to just remodel some rooms so it looks better you should definitely do your bathroom. By remodeling your bathroom you will add more value to your home.  If you are considering selling your home remodeling your bathroom will help because the kitchen and the bathrooms are what really sell a house.

When you remodel a bathroom there are a few things that you need to keep in mind.  First make sure the size of the bathroom can fit everything that you want to do in the bathroom.  If you want to create more space in the bathroom remodel you may want to see if there is a way to expand it.  Perhaps there is a closet or some space you can convert into extra room for the bathroom.  You will have to check with your contractor or if you are doing the bathroom remodel your self then you should make sure you can build walls and everything will still be secure and safe.  But making a bathroom bigger will help to increase the value of your home greatly and it will enable you to fit items like a larger bath tub in there.

A larger bath tub is one of the best things you can do in a bathroom remodel.  A larger bathtub and maybe even a Jacuzzi style tub would seriously enhance your bathroom and make your bathroom remodel just fantastic.  Many people would love to own a home with a Jacuzzi style tub with jets along the sides of the tub.  That would be a really great investment for you to make whether you were remodeling to sell your home or just to enjoy your home.

Getting a new commode and a new sink would be nice also.  You would want everything to some what match in the new bathroom.  Adding updated bathroom fixtures like the sink handles and mirror or medicine cabinet will also look great in the new bathroom.  Putting in fixtures and new items will really make the bathroom remodel worth it all.  New tile in the bathroom would be nice also.  Depending on what you like you can do tile or you can make it some kind of stone.  The only thing to remember if you wanted to go for a stone look is that real stone gets slippery when it is wet.  So just be aware.

Of course you may paint your bathroom any color you wanted but neutral colors work well in the bathroom.  And neutral colors go well with many of the colors of the bathtubs and sinks so everything will go very nicely together.  But the color is something that you will want to pick out according to your tastes.

Remodeling your bathroom can be a bit annoying though and you hopefully have a second or third bathroom in your home otherwise you may have some sort of issues.  If you only have one bathroom in your home and you are remodeling it you should really try to make it happen over a weekend and make sure that you have somewhere you can go to use a bathroom if necessary.  Or the best thing to do would be to remove one thing at a time but you will have to figure that out for yourself.

A bathroom remodel can be really exciting and make your home much more valuable in the long run.  Not to mention that a bathroom remodel will really make you enjoy your home much more.

    Remodeling a small kitchen?

A small kitchen can be something that is very difficult to live with, especially if you have a larger family that resides in your home.  If you are thinking about remodeling your small kitchen to make the most of it you should do some research first.

To make the most out of your small kitchen you should consider the needs of your family and what is needed the most in your small kitchen.  If you have the opportunity to increase the square footage of the small kitchen then by all means do so.  If you have the ability to do it then you will be happy once it is done.  If you are not quite able to just build a bigger kitchen than a small kitchen remodel in required.

So you have decided on the needs of your family and what you need most out of your kitchen.  Now think of some things that you can change that will allow you to have more room.  If there is a washer and a dryer unit in the kitchen then you should see if there is some where else that you could put the washer and dryer.  If you have a basement or a back porch of some kind then you could easily move the washer and dryer units to those rooms and open up plenty of space in the kitchen.  If that is not an option and you need to keep the washer and dryer units in the kitchen then see if maybe you could purchase a stackable washer and dryer and that would also make some more room in the smaller kitchen.

Another thing you could do to make some more room in your smaller kitchen would be to get smaller appliances if you can.  A smaller refrigerator would be a start. You do not have to get a mini frig but you could simply purchase one that is a bit smaller than the one you have. This may not create a huge area of space but when working with a small kitchen remodel you need all the space you can get.

If you have limited counter space you should think about putting up a pot rack on the ceiling of your kitchen.  This will allow the pots and pans to be hung conveniently in the center of the kitchen and you will have easy access to them.  This will also open up some cabinet space where the pots and pans used to be, allowing you to use the space for other things.  If your kitchen has a lot of small appliances on the counters you should consider putting them away in the new cabinet space and that in turn will create more counter space.

Here's another small kitchen remodeling idea that you could increase the space in your small kitchen during a remodel would be to make your cabinets a little higher and bigger.  These are hanging on the wall that is already taking space so if you could get an extra shelf or two in the cabinets then you will be able to make more space.

If you can not really build and change things too much you may want to keep it simple.  By clearing away any clutter on the counters you can make the space seem bigger.  Only keep the necessary items on the counters and although many people like to use statues and knick-knacks as decorations, in a small kitchen that is not advisable.

Many things can be done to remodel a small kitchen but what you really need to remember is that a kitchen is where everybody always ends up.  So make your kitchen functional and inviting.  The kitchen is the heart of most homes, even small kitchens.

    Basement Remodeling Ideas

For people who are blessed with a home that has a basement you should not look at it like it is an eye sore, you should think of a few remodeling ideas for your basement and utilize the space in the best way for your home and your family.  Many basement remodeling ideas are simple and not so heavy on the wallet.

One of the first steps in remodeling your basement would have to be to think about what you want the space to be and also what you need it to be.  Do you need a certain amount of space in your basement for storage and do you use part of your basement for things like washing and drying your laundry or part of the basement for a work area?   Depending on what you need in your house you will remodel your basement accordingly.

Let’s say for instance that your basement runs the entire length of your house.  And in that basement there is a washer and dryer and also an area where you store some things.  Things like holiday decorations, old boxes of clothes or things you just do not use everyday.  There is also an area where there is a work bench with many tools and some shelves.  You also want to make this space into an area where your teenage children can come and hang out with their friends after school and on weekends.

Ok so you have all the needs down that you want for your basement.  The next thing to do is to figure out how much of a budget you will have for your basement remodel.  There are things you could do on any budget but for the sake of this article we will say that you have a couple of thousand to spend on it.  Now looking around your basement you need to decide how to section off some of the spaces.  Now putting up walls is not the easiest thing to do but it is quite doable when you do a little research and have a little help from some friends and family.  Now remodeling a basement is a big job so you may want to plan on working on it for a couple of weekends in a row, or if you have a vacation coming up do the remodel then but try to make sure all of your helpers will be available.

After putting up a few walls with drywall and making different sections for the different areas of your basement you will want to work on the walls.  Most basements have some kind of concrete or brick walls.  These are easy to paint.  You could also put up some kind of paneling if you would prefer.  If you are going to use paint I would suggest using a waterproof type of paint since it is in the basement and some areas are prone to floods.  Painting brick and concrete is not the same as painting drywall and you will usually not be able to use a roller to paint with.  You will have to use brushes to get in all the nooks and crannies of the concrete or brick.  You could also rent a paint gun from a local hardware store.  This makes the job a lot quicker but the paint gun takes some time to get used to.

After the walls have been built and painted you will want to think about the flooring.  For some areas you may want to keep a concrete floor like the washing area or the work bench area, but for the family area you may want to put carpet down.  Again if you live in an area that is prone to flooding I would not suggest using carpet but that is up to you.  After the flooring is finished you would just need to furnish the rooms accordingly.  If your kids play instruments you could put all of their instruments in the basement and they can make is a little room to jam in.  When everything is all done you will get to sit back and enjoy all of your efforts and your basement remodel will be done.

Small Kitchen Ideas - Remodeling Your Kitchen

Looking for small kitchen ideas? When you have a small kitchen it is hard to come up with ideas to make it bigger. Short of knocking down some walls and rebuilding it you need to be very creative.   Most small kitchens are in apartments and there are a few older houses that have a small kitchen and in apartments the idea of knocking down walls is just not going to happen.   So the only thing left to do is to figure out how to make the most of your space.

Even in a house that is going to need a remodeling you may only be able to add a small amount of space to your kitchen.   The best thing to do when you are remodeling a small kitchen is to think ahead.  Look at all the appliances in there, are they all necessary?   Do you need to have an oversized refrigerator?  Do the counters allow for enough space?  You need to first think of all the things that you and your family do in the kitchen and how the space handles it before the remodel.   Then you must think of ways to fix those problems that you find.

For instance, if you find that you do not have enough counter space to accommodate you and your family's needs then perhaps when the remodel occurs you can put in a small island in the kitchen. Depending on the shape of your kitchen you may even be able to put in a fold down counter that can be put away when it is not in use.   You may be able to hang a pot and pan rack over head or on the kitchen backsplash to make some more room in the cabinets for other things.  Your kitchen counter space will be increased if you find spaces for all the small appliances under the cabinets.   By putting away your toaster and blender when they are not in use you can easily create more counter space.

If lack of kitchen cabinet space is your major concern then when doing a small kitchen remodel you should try to find cabinets that are a little deeper.  By adding a small amount of space to each of the cabinets you can create more space all through out the kitchen.  By adding one of more cabinets will allow more space in all your cabinets for other items you may need.

Is there a washer and dryer in your kitchen?  If this is the reason for a lack of space in your kitchen then when you remodel you should either look to see if you could put the washer and dryer in another area of your home or get a stackable washer and dryer.   By using a stackable washer and dryer you can add plenty of space that can be used for either more counter space or more cabinet space.  Depending on the kitchen you may even be able to add a table and chair set if there is enough room by removing the washer and dryer.

When you have a small kitchen you really must keep all clutter away from the area.  Clutter will only make the situation worse.   When you remodel your small kitchen find ways to keep clutter to a minimum.  Create crates or shelves to keep things in and keep them off the counters.   If you have a higher ceiling than find items that can be hung from the ceiling or cabinets that a very long and go high.  It does not matter if you can not reach the top of the cabinets on your feet.   Put things that you do not really use very often up there and keep a step ladder handy to reach the items when they are needed.  A small kitchen remodeling can solve many problems in your kitchen just remember to be creative when you do it.
